DESTINY MAN: How two KZN entrepreneurs defied the odds and kept their business going

Just when Simphiwe Majozi and Sihle Ndlela were beginning to focus on their construction firm in building houses in different townships in KZN, their business abruptly dried up. However, the pair refused to give up.

 

The two young entrepreneurs had to be innovative in seeking ways to save their business. At the time, they retrenched some of their employees, sold some of their vehicles and concentrated on closing down their business. “Lots of clients dried up and we weren’t doing any work. We ended up cutting our staff complement and selling some of our vehicles,” said Ndlela.

 

The pair then discovered a plot of land in a Durban township that was selling for R15 000. “We only had R15 000, so we decided to buy the plot, build a house and sell it. We sold the house and realised that you actually make more money dealing with private clients,” he said.

 

They then decided to look for more plots and do the same thing, but they couldn’t find enough land for a proper business in the township. They then decided to venture into residential estates, as they discovered that there was a huge demand for houses in this sector.

 

This was due to the high rate of crime in KZN – most people wanted to stay in areas where they would feel safe. The problem Majozi Brothers Construction had was that the large plots needed for estates sold for R1 million upwards – far beyond the company budget.

 

The entrepreneurs had to seek and convince investors to help them improve their business. “Residential estates are a different ball game. We were two black guys in our mid-20s – we didn’t have a million lying around and didn’t have experience building similar houses,” he said.

 

Before convincing the investors that a job could be done, these entrepreneurs had to prove that they deserve funding in a business dominated by whites and Indians.

 

“Black contractors have a bad reputation. They have been unprofessional and produced shoddy workmanship and now we’ve all been painted with the same brush. We had to prove that we could deliver,” Ndlela said.

 

Although the two found a way to finance the plot, the estate wouldn’t let them build. It took them a while to convince clients and investors, as they had negligible industry experience.

 

“The first house was challenging because of teething issues, but afterwards, the estate started seeing that we deserved a chance,” he said.

 

They approached industry giant WBHO Construction to ask for assistance in terms of developing systems and controls for their business. WBHO was impressed and asked them to join its enterprise development programme. They are currently partners with the firm on the multi-million-rand upgrade of the Gateway shopping centre in Durban.

 

“WBHO believed in us when no-one else did. Our relationship is a catalyst for skills transfer and capacity-building so we can independently execute our own projects on the same scale someday,” he said.

 

“While at Gateway, we spotted a gap in the market involving the hiring of small tools. These tools are actually cheaper to buy and make for a quicker investment – we couldn’t keep up with the demand.”

 

Majozi Bros intensified its business relationship with Hire-It Natal – instead of buying one or two tools at the time, the pair sought a way to partner with the firm.

 

“We approached them and after a lengthy discussion, decided to buy a stake in their business. They formed a joint venture and retained a 51% stake in the company. We shifted the proportion and started to focus more on the commercial market,” he said.

 

Majozi Bros has diversified its business and focuses on different segments of the construction market. The challenges the duo encountered earlier in their business venture have taught them that one should never keep all one’s eggs in one basket. At the same time, diversification needs to be strategic and closely related to the core business.

 

“So it’s all about diversifying, but within the same industry. We no longer specialise in one segment of our industry, but we have used our brand in the market to diversifying our service range in order to mitigate our risks and our market exposure,” Ndlela said.

 

He said they were avoiding what almost happened to them when they were building houses in the township.

 

The company plans to expand within the construction sector and complete commercial developments like the Gateway expansion project.

 

“We are learning as much as we can from WBHO Construction so we can stand on our own feet and do our own jobs at some stage. Our ultimate goal is to become developers in our own right and build the biggest property group in Africa,” he said.

 

For now, Majozi Bros is focusing on KZN until it has the capacity and cash flow to compete with big companies in the country.

Majozi Bros, Hire-It join forces to create one-of-a-kind black-owned JV

Durban-based Majozi Brothers Construction has joined forces with tool hire and sales company Hire-It to establish a new Level 2 broad-based black economic-empowerment (BBBEE) joint venture (JV) company – Majozi Bros Tool Hire; Sales.

The new JV, which is 51% owned by Majozi Brothers and 49% owned by Hire-It, is the first black-owned business of its kind in KwaZulu-Natal.

Commenting on the partnership, Majozi Brothers founder and project manager Simphiwe Majozi notes that the two companies had worked together for nearly five years before discussing a JV in mid-2016.

“We began investigating a potential joint venture given the synergies between our operations. Majozi Brothers Construction is ideally placed on the ground to source hire business. Hire-It has the infrastructure in place and plenty of experience when it comes to effectively running a tool hire business. The benefits of working together were clear,” says Majozi.

 

Majozi Brothers Construction co-owner Sihle Ndlela believes the new JV has entered an untapped market with only a few large players.

 

“Every established construction business needs tools to operate efficiently. It makes business sense to hire tools rather than buy. Tools are expensive, they depreciate in value and need to be continuously maintained. Companies spend hundreds of thousands monthly on tool hire, so there will always be a demand for a tool hire company that provides professional and reliable service and a good customer experience,” says Ndela.

 

He adds that, given the JV’s BBBEE rating, Majozi Bros Tool Hire & Sales will be able to assist commercial customers in reaching their supplier targets. “However, we also realise that it is not enough to have an excellent BBBEE rating, we also need to make sure that we deliver quality products and service to keep our customers happy for the long term,” he says.

 

In terms of after-sales support, Majozi Bros Tool Hire & Sales has a fleet of bakkies that services specific nodes in the province, and will be able to tend to tool breakdowns rapidly.

 

“We will have spare machines available to swap out breakdowns, so that downtime is kept to an absolute minimum,” notes Ndela.

 

The JV partners plan to grow the company aggressively in the KwaZulu-Natal commercial construction sector by developing relationships with big construction companies and hiring tools to them on a long-term contract basis at a market related cost. Having put in place the right systems and developed sufficient capacity to handle growth, they plan to roll out the company nationally in the near future.

 

MAJOZI BROTHERS CONSTRUCTION

Founded by Ndlela and Majozi, who are both under the age of 30, Majozi Brothers Construction started out as a small, family-owned ceiling repair business that serviced the township residential building market. It was relaunched as a construction company in 2008 by Majozi, who was just 21 at the time.

 

Together, Ndlela and Majozi have developed their company to the point where it is now a JV partner with WBHO Construction in the multimillion-rand Gateway expansion project, which is expected to transform the province’s iconic mall into one of the largest shopping centres in South Africa.

 

Majozi Brothers Construction has completed various projects ranging from high-end residential developments within estates such as Zimbali, Cotswold Downs and Westhills, to office blocks and residential houses across the province.

 

The company comprises Majozi Brothers Construction, which specialises in general building; Majozi Brothers Civils and Earthworks, which specialises in civil engineering and commercial construction; and the Majozi Brothers Property Fund, which invests in residential developments. Majozi Bros Tool Hire & Sales will be the fourth division.

 

HIRE-IT

Hire-It is a third-generation family business that was launched 36 years ago by Doug Fraser. Joined by his son Richard Fraser, he has built the business into a hire, sale and repair specialist of small plant and power tools that include products by Honda, Bosch, Makita, Yamaha and Husqvarna Construction. Hire-It has branches in both Pinetown and Springfield Park, in KwaZulu-Natal.

Lorem Ipsum is simply dummy text of the printing and typesetting industry. Lorem Ipsum has been the industry’s standard dummy text ever since the 1500s, when an unknown printer took a galley of type and scrambled it to make a type specimen book. It has survived not only five centuries, but also the leap into electronic typesetting, remaining essentially unchanged. It was popularised in the 1960s with the release of Letraset sheets containing Lorem Ipsum passages, and more recently with desktop publishing software like Aldus PageMaker including versions of Lorem Ipsum.

It is a long established fact that a reader will be distracted by the readable content of a page when looking at its layout. The point of using Lorem Ipsum is that it has a more-or-less normal distribution of letters, as opposed to using ‘Content here, content here’, making it look like readable English. Many desktop publishing packages and web page editors now use Lorem Ipsum as their default model text, and a search for ‘lorem ipsum’ will uncover many web sites still in their infancy. Various versions have evolved over the years, sometimes by accident, sometimes on purpose (injected humour and the like).

Contrary to popular belief, Lorem Ipsum is not simply random text. It has roots in a piece of classical Latin literature from 45 BC, making it over 2000 years old. Richard McClintock, a Latin professor at Hampden-Sydney College in Virginia, looked up one of the more obscure Latin words, consectetur, from a Lorem Ipsum passage, and going through the cites of the word in classical literature, discovered the undoubtable source. Lorem Ipsum comes from sections 1.10.32 and 1.10.33 of “de Finibus Bonorum et Malorum” (The Extremes of Good and Evil) by Cicero, written in 45 BC. This book is a treatise on the theory of ethics, very popular during the Renaissance. The first line of Lorem Ipsum, “Lorem ipsum dolor sit amet..”, comes from a line in section 1.10.32.

The standard chunk of Lorem Ipsum used since the 1500s is reproduced below for those interested. Sections 1.10.32 and 1.10.33 from “de Finibus Bonorum et Malorum” by Cicero are also reproduced in their exact original form, accompanied by English versions from the 1914 translation by H. Rackham.

When engineers go out to a formal function, they realise that they need to dress up to conform to social expectations. Although this is a great start, their execution very often misses the mark entirely.  Ladies, be warned, you will have to guide them in this regard. DO NOT UNDER ANY CIRCUMSTANCES let them dress themselves.

Seeing as though I have dated not one, but two engineers, and I am constantly surrounded by (male) engineers, I seem to have become the authority on this topic. My site stats agree that this content – strange as it may be – attracts substantial traffic. So here it is: why not to date an engineer part two.

As much as I hate to generalise, and agree that there are surely many engineers out there who don’t fit the mold, I have picked up certain patterns that should be considered before getting yourself involved with an engineer guy.
YOU WILL NOT GET MORE OF HIS TIME – SO GET OVER IT

Whether your engineer boyfriend is a student, a graduate or senior-level engineer, our workload tends to border on ridiculous.  He will spend more time with his classmates and colleagues than with you.  One of the engineers I worked with and I spent so much time together at work that I knew his wife’s weekly schedule and reminded him a couple of times that he needed to be home early that day to babysit as his wife had book club.  Another graduate engineer at work recently got married and brought his young wife out to the little mining town we lived in. She found it really difficult to adjust to a new home and was always frustrated that her new husband consistently was at the plant late into the night.

Despite all of the above, the engineers I have dated/ worked with have been great boyfriends. They are sincere and caring and if you can put up with the hours and bad dress sense, I’d say go for it!  Like most men, they will not understand you, will try and solve all your problems when all you want to do is vent a bit,d just about any other mechanical/ electronic purchases and they will be there for you when you are in trouble.
